The Story…….Mark B. Weiss and Mark B. Weiss Real Estate:

In December of 1985, I embarked on my real estate journey as a licensed real estate associate with a Commercial Investment Real Estate Brokerage firm. The State of Illinois mandated a two-year apprenticeship as an "Associate" before one could qualify to become a Real Estate Broker, a requirement sadly scrapped in 2000.

Over the following 30 months, I found myself navigating through an ever-changing industry landscape. On my first day, the office manager greeted me and led me to a shared office space. Amidst eight desks, four were already occupied, leaving me with the fifth desk. My tools were limited to a chair and a telephone, and my training? Well, it was more of a trial by fire, labeled as "osmosis." Among the desk drawers, I discovered the remnants of the prior occupant - business cards, brochures, and such.

I was swiftly introduced to the ethos of the office: "listing last and buyers are liars." My mission was clear - seek out property owners eager to sell, secure listings, make sales, and earn my keep. It all sounded straightforward enough. My days were filled with immersing myself in the city of Chicago, tasked with exploring and understanding its neighborhoods, buildings, and geography. Walking through various areas, I aimed to familiarize myself with the local real estate landscape, all in pursuit of meeting property owners, listing their properties, making sales, and ultimately getting paid.

Neighborhood by neighborhood. To complete the data I needed I spend hours and days cross refrensening the little I had with the real estate tax records to know comprehensively that when I next picked up the telephone to make a call through my data was correct. Only then could I talk the talk about their property. I made thousands of phone calls and created a detailed index card system from additional information from the county tax records. I learned one must look at every property before they know what they are suugesting a a price to thie seller or that the seller tells the broker.

Real Estate was fascinating and joined any commercial group I thought would benefit my knowledge and network the challanges were just presenting themslevezs to me and the insdustry as environmental Phase One Reports were a require requirements that lenders but on a buyer or seller and the law and tradional ways of abatement were not well established.

I have to thank President Ronald Regan and Congressman Dan Rostenkowski setting me forth in my company direction. The country needed money and the tax reform act of 1986 passed by both houses of congress and signed into law by Regan eliminated passive lose rules and items that could no longer be writeoffs on one’s taxes, ie., credit card interest and interest of automobile financing. With the strike of a pen the US had a new tax code. The code was extreem and with passive looses eliminated the high net worth investors who were partners in investant property not to make money but invested for write offs ceased paying the mortgages. It coused the govenment establish a property liquidation branch with a 5 year term and the loan lossed forced the closure of all but a few Savings and Loan Institutions.
